Comstock Holding Companies has announced the acquisition of Woodland Pointe, a 6.77-acre office campus in Herndon, alongside a long-term lease agreement with Peraton for full occupancy of the site. The property, located in the heart of the Dulles Technology Corridor, is positioned within one of the United States’ most active hubs for defense contractors, cybersecurity firms, and aerospace companies. The campus currently includes a six-story, 185,000-square-foot LEED Gold-certified office building, supported by conference facilities, parking infrastructure, and landscaped outdoor spaces.
Peraton will occupy both the existing building previously the North American headquarters of Volkswagen and a new 100,000-square-foot build-to-suit office facility planned for the site. Once completed, the combined campus will total nearly 300,000 square feet and serve as a consolidated hub for Peraton’s expanding operations. Peraton delivers advanced technology and mission-critical solutions across sectors including space, intelligence, cybersecurity, defense, homeland security, and healthcare, making the new campus a strategic fit for its growth trajectory.
The acquisition marks another milestone in Comstock’s Institutional Venture Platform, which brings together the company’s operational expertise with capital from institutional partners. Through its subsidiaries, Comstock will oversee property management, development, and construction services for the site.
Chief Operating Officer Tim Steffan said the deal reflects a broader “flight-to-quality” trend, where organizations increasingly prioritize modern, high-performance work environments tailored to mission-critical activities.
Woodland Pointe’s location near the Dulles Toll Road places it at the center of a rapidly growing technology and defense ecosystem. The region continues to attract companies focused on cybersecurity, aerospace innovation, and government contracting. By securing a full-campus lease with Peraton, Comstock not only ensures long-term occupancy but also reinforces its position as a developer of premium, strategically located assets aligned with evolving enterprise and government needs.
